Bulletin: This Addendum forms a part of the Contract Documents and modifies the original procurement documents with amendments and additions noted below. Bidder shall provide pricing for the following scope of work as noted below and in the attachments.
Item 2.1
QUESTION: Is carpentry and electrical work to be included in the HVAC bid package?
ANSWER: Provide all accessory work and components, including carpentry and electrical, and any required concrete pads or bollards to protect mechanical equipment, for example, to ensure a complete and operable HVAC system.
Item 2.2
QUESTION: As noted in the RFB it says electricians are under contract for general electrical work. Should all electrical work be excluded?
ANSWER: The Owner has engaged Stubbins Electrical to upgrade the panel. This work is underway. Electrical work required that is accessory to any of the bid scope shall be included in that bid.
Item 2.3
QUESTION: Is our goal to complete led abatement?
ANSWER: All work shall conform to applicable lead safety regulations. ‘Complete abatement’ is not expected. Where new work interfaces with existing surfaces that may contain lead, bidder shall be responsible for proper lead precautions. Bidder shall be responsible to testing for lead and/or assuming presence of lead and therefore following regulations.
Item 2.4
QUESTION: Is a non-working superintendent a requirement for this project?
ANSWER: No.
Item 2.5
QUESTION: Are we responsible for painting the entire exterior or only area disturbed through construction?
ANSWER: Paint the entire exterior wall plane where construction activities demolish and/or interrupt existing finishes (paint). Prep and paint corner board to corner board, and/or skirt board to eave fascia board, to ensure a complete and consistent finish.
Item 2.6
QUESTION: For the wall patch where the bulkhead will be removed, please provide a wall detail.
ANSWER: Form and pour a new 8” reinforced, #4 bar @ 12” OC EA concrete wall at this location. Pin to adjacent stone foundation wall with #4 bar @ 12” horizontally. Provide epoxy into stone foundation, min. 8” embedment into stone. Fill annular space between top of concrete and bottom of existing framing with non-shrink grout, approximately 2”. Install peel and stick membrane between grout and framing. Install peel and stick membrane on the exterior of the new wall, overlapping existing foundation wall as much as possible. Install galvanized termination bar horizontally at top of membrane and down each side. Provide polyurethane sealant where direct contact is limited against existing foundation wall.
Item 2.7
QUESTION: Are we to try to reuse existing posts for the porch roof or install new and paint?
ANSWER: Reuse existing posts and railings. Porch roof shall remain as well.
Item 2.8
QUESTION: Does the plywood installed over gypsum need to be painted?
ANSWER: Yes. Provide one coat primer and two coats finish, lightly sand between coats.
Item 2.9
QUESTION: Will drywall in garage bay be moisture resistant?
ANSWER: Yes.
Item 2.10
QUESTION: Per plans insulation should be installed in exterior walls were indicated but I do not see this indicated on the plans. Please clarify.
ANSWER: See attached plans.
Item 2.11
QUESTION: Are we responsible for moving the existing propane tanks or will this be handled by the owner?
ANSWER: Bidder shall coordinate moving existing propane tanks and reinstalling propane tanks.
Item 2.13
QUESTION: Please provide spec for the decking on the ramp.
ANSWER: 2x6 PT SYP, unfinished.
Item 2.14
QUESTION: Can we submit an alternative mechanical design?
ANSWER: Submit your bid based on the drawings. Provide an Alternate design for review, on your letterhead, and including only 1) cost savings 2) a brief narrative of the changes and 3) ensure that the alternative design meets the Basis of Design and Sequence of Operations (Sheet M2.1). The Owner may or may not base the award of the contract on the information provided in the Alternate.
Item 2.15
QUESTION: For HP-1, all refrigerant piping will need to be ran along the exterior walls.
ANSWER: Provide line-hide covers for exterior piping.
Item 2.16
QUESTION: Do piping runs need to be installed in walls?
ANSWER: The contractor shall be responsible for determining the most economical route for all piping, in coordination with the owner. Exposed piping runs is acceptable in this building. Condensate should not be run on the exterior, to avoid freezing.
Item 2.17
QUESTION: For HP-2, will the ducted system fit above the trucks in apparatus bay 2?
ANSWER: Assume that the equipment shown will fit and that minor adjustments to the ductwork will be determined. Bid the layout as currently shown.
Item 2.18
QUESTION: The prints show a FC3 on the 1st floor served off HP1. They also show a FC3 in the kitchen on the second floor. Could we have some clarification on what FC is which.
ANSWER: Tag dispatch FC-3 as FC-3A and Kitchen FC-3 as FC-3B. Connect FC-3A serving dispatch into heat pump HP-4. FC-3B serving kitchen to remains on HP-1.
Item 2.19
QUESTION: HP1 show zone valves for refrigerant detection on the refrigeration pipes going to FC3 on the first floor but do not show them on any other units. Is this correct?
ANSWER: Yes.
